Regulation 10 fire-door checks explained

The Fire Safety (England) Regulations 2022 introduced specific fire-door information and checking duties in multi-occupied residential buildings. The frequency depends on building height and door type.

Buildings above 11 metres

Responsible persons must use best endeavours to check flat entrance fire doors at least every 12 months and check fire doors in communal areas at least every three months.

  • Plan and record access attempts
  • Keep a complete door asset list
  • Record findings and action defects
  • Retain evidence of completed remedials

All multi-occupied residential buildings

Residents must receive fire-door safety information. This applies regardless of the building's height.

  • Explain why fire doors must remain closed
  • Tell residents not to tamper with self-closing devices
  • Provide reporting routes for damage
  • Repeat information at suitable intervals

Routine check versus detailed survey

A routine Regulation 10 check is not necessarily a full technical compliance survey. Escalate uncertain construction, serious damage or missing evidence for competent assessment.

  • Define the inspection level before starting
  • Use consistent defect categories
  • Prioritise risk and access failures
  • Link remedial work back to the inspected asset
